Purpose
This portal provides Parque Towers condominium unit owners with secure, digital access to association records. It enables residents and board members to search, browse, and review official HOA documents including board meeting minutes, financial statements, insurance policies, contracts, building documentation, and legal filings.
Florida Statute §718.111(12) -- Digital Records Requirement
Effective January 1, 2026, Florida law mandates that condominium associations with 25 or more units (excluding timeshare properties) maintain a password-protected website or downloadable application for posting official records to unit owners.
What the Law Requires
Under §718.111(12)(g), qualifying condominium associations must provide unit owners with digital access to specified official records through a secure, password-protected platform. The statute was enacted as part of Florida's ongoing modernization of condominium governance transparency requirements, recognizing that physical inspection of paper records at a designated office is insufficient for modern community management.

Failure to comply with the digital records requirement may expose the association to enforcement action by the Florida Division of Condominiums, Timeshares, and Mobile Homes (part of the Department of Business and Professional Regulation). Unit owners may also pursue remedies under §718.112 and §718.303 for denial of access to official records, including recovery of attorney's fees and costs.
